Knoll Estates is a platted community of 40 lots on which 23 currently have homes. The community includes a tennis court and two common picnic areas. The lots and building site are free-standing condominiums, governed by state laws and regulations, rather than individually deeded lots. All property owners in Knoll Estates are members of the Homeowners Association, with built-out lots having three votes and vacant property lots having one vote. Annual dues to the Homeowners Association are charged to all property owners on a per lot basis.
The Knoll Estates Homeowners Association has an owner elected Board of Directors. The Association also has its own Architectural Control Committee, appointed by the Board, that reviews and approves plans for construction and improvements to insure compliance with the Association’s Design Covenants. New construction and improvements must also be approved by the Town of Mountain Village.
The Board manages the upkeep of the tennis court, common picnic areas and landscaping and attends to other items of common interest that arise. The Association conducts periodic tree surveys of all of the properties and enforces the removal of dead trees in order to reduce fire danger.
We believe that Knoll Estates is one of the few parts of Mountain Village that is also a neighborhood with its own active social life. The Knoll Estates Board of Directors fosters this sense of community by bringing homeowners together throughout the year for sunset picnics, the popular annual Turkey Fry and other social events.
